Sourcing
Direct landowner relationships and local intermediaries identify scarce coastal sites. Outputs: site identification, initial commercial view, indicative terms.

Feasibility and validation
Counsel, licensed surveyor, NEMA-registered expert and cost consultant test title, boundary, environmental constraint, servicing and cost. Gate: any failure stops the project here.

Concept and master planning
Architect and master planner establish density, layout, plot yield, design code and material palette against the validated site constraints.

Acquisition
Transaction documentation, payment conditions and transfer. Gate: acquisition completes only on a clean title position.

Approvals
Land Control Board consent where the parcel is agricultural, change of user, subdivision application, environmental impact assessment and licence, riparian and county consents. Gate: no marketing of consented product before instruments issue.

Capital formation and structuring
Budget fixed, vehicle established, governance and risk allocation documented, investor due diligence completed. Gate: no construction spend before financial close.

Procurement
Tender, evaluation and appointment of contractors against the cost plan, with warranties and retention agreed.

Infrastructure and construction
Delivery against fixed scope, programme and budget, with monthly valuation, variation control and quality inspection.

Sales and handover
Sales partners release plots or units with title and approvals in place. Buyer documentation, transfer and handover completed.

Proceeds applied through the agreed waterfall, defects period managed, vehicle wound up or transferred.

If you hold coastal land.
We consider outright purchase, joint venture, and contribution of a site into the project vehicle in exchange for equity or a share of proceeds. Initial conversations are confidential and carry no obligation.
We ask for the title number, approximate area and location at first contact so that a preliminary view can be given quickly. We do not charge landowners a fee to consider a site.
Good projects are built by named professionals.
